Ownership, broken down
Every address in the city can be owned two ways: as a deed - one wallet owns the whole home - or as shares, after the owner takes the house public on Robinhood Chain. This page is the complete breakdown of both, the math between them, and every fee in the system.
- One wallet owns the whole address. Your first claim is free; own as many more homes as you can afford.
- Full control: build, paint, upgrade, rent, flip.
- Provenance travels with it: purchase # and the locked early-buyer multiplier.
- Sells whole, in buying power, at your price.
- The owner takes the house public: 1,000,000,000 shares on Robinhood Chain.
- Anyone holds any slice; the top holder is the landlord of record.
- Your % of the appraisal counts on your net worth, in USD.
- Holders physically grow the building on the map.
The deed: one wallet, the whole home
Buy a vacant plot from the city (price = live appraisal) or a listed home from its owner (price = their ask). The deed means the address row is yours: you pick the draft and the colors, set rent, upgrade levels, and list it for sale whenever you like. Purchase order is permanent - buy #12 citywide and the ×multiplier that comes with #12 stays on the house forever.
The market rule: a home is never on the market until its owner resells it. City plots are claimed on the map at the live appraisal - they are primary issuance, not listings - and the For sale page carries owner resales only. Tokenized homes leave the whole-home market entirely.
Every house sale pays 2.5% to the main dev wallet - city plots and resales alike, taken from the sale and recorded in the transfer feed as dev_fee. On a resale the remaining 97.5% goes to the seller.
What transfers on a resale: the level, the draft and colors, the provenance (purchase # and locked multiplier), and the house chat. What doesn’t: accessories - they live in the seller’s wallet, not on the deed, and walk away with them (see the accessories section below). Any tenancy ends at settlement.
Going public: how a house tokenizes
The owner hits Go public and the identity is forced end to end:
- The share token launches through the pons.family V2 factory on Robinhood Chain - name = the exact address, ticker = street number + name, logo = the set deed card, website = the house profile. Nothing is chosen by hand.
- All 1,000,000,000 shares mint to a bonding curve that trades in ETH from the same block - anyone (the owner included) buys from the curve immediately.
- At the graduation threshold the liquidity moves into a permanently locked Uniswap V4 pool. No one - not the owner, not Cribs, not Pons - can pull it.
- The deed retires: a public house can never be sold whole again. The token is the market for that address.
Prefer no curve? The owner can instead self-deploy HouseShares.sol - a fixed-supply ERC-20 with no owner role, no mint, no burn - and receive the full supply to distribute by hand. Either way the token address links to the house and every holder shows on its profile.
The share math
Supply is fixed at 1,000,000,000. Your on-chain balance ÷ supply = your % of the house, and that % of the live appraisal is credited to your net worth in USD:
| Shares held | % of the house | What it means |
|---|---|---|
| 1,000,000,000 | 100% | the whole house - the full valuation credits to you |
| 100,000,000 | 10% | a tenth of the valuation, in USD, on your net worth |
| 10,000,000 | 1% | one percent of the house, tradable any second |
| 1,000,000 | 0.1% | a keychain-sized slice of the address |
Worked example: hold 61% of a home appraised at 3.04M → 1.85M lands on your net worth, the landlord tag is yours, and your slice reprices with every upgrade and every trade. Balances sync from chain when you refresh your slice on the house profile.
Holders grow the building
The moment a house lists it becomes a Motel on the map. Every wallet holding shares counts: at 3 holders it grows into a Hotel, at 8 an Office Building, at 20 a Skyscraper. The building is the chart.
Accessories: the wallet wardrobe
The store carries 1,100+ accessories across pools, gardens, vehicles, garages, lighting, monuments, rooftop rigs, security, holo decor and more. The rules:
- Accessories belong to your wallet, not to a house. They dress whichever home you currently own - every single item renders as a physical prop on your plot - and if you sell and buy elsewhere, your whole collection moves with you.
- They price into the appraisal while installed (each item's value boost adds to the house valuation) and some add a % to your hourly earn rate.
- Five class-gated shops (Working → Tycoon) stock deeper tiers; limited rotations change daily; rare pieces are supply-capped and mint out for good.
- Resale happens on the Marketplace, wallet-to-wallet in buying power, with listings escrowed until they sell or cancel - sold-out rares trade above retail.
- On a home resale they do NOT transfer: the buyer gets the house; the seller keeps the wardrobe. The listing card says how many accessories currently dress the plot so buyers know what the photo includes.
What each kind of ownership gets you
| Power | Deed holder | Shareholder |
|---|---|---|
| Sell the whole house | Yes - list at your price, 2.5% fee to the dev wallet | No - the token is the market now |
| Rent it out | Yes - daily rent, tenants light your windows | No - rent stays a deed power |
| Customize the look | Yes - draft, paint, roof, door | No - the look is set by the deed holder of record |
| Upgrade levels | Yes - raises appraisal ×1.32 per level | No |
| Valuation on your net worth | The full appraisal | Your % of the appraisal, in USD |
| Leaderboards | Home value, net worth, every board | Share value board + net worth |
| Landlord title | You are the owner of record | The TOP HOLDER wears the landlord tag |
| Grows the building | - | Every holder counts toward motel → skyscraper |
| House chat owner tag | Yes | Top holder speaks as the landlord |
Every fee in the system
- House sales (in-game): 2.5% of the price to the main dev wallet - city plots and resales.
- Share trades on the curve: the pons.family curve fee (capped at 10% by their contracts; Cribs launches add zero creator tax), always charged on the ETH leg.
- After graduation: the pool’s hook fee, per the Pons fee policy snapshotted at launch.
- Gas: ETH on Robinhood Chain (chain id 4663) - cents, not dollars.
- Holding $CRIBS: free, and it mints your buying power.
The honest part
Cribs is a game. Deeds and shares are game state plus user-deployed tokens on a public chain: they carry no rights to any real-world property, company, rent, or cash flow, and everything can become worthless at any time.
